A plot of land is up for sale in Monmouthshire with pre-approved Grand Designs planning permission.
The £300,000 plot called Hardwick View is located in Chepstow, just off the A48 carriageway.
It is within walking distance to Chepstow town centre, and the train station.
It has planning permission to build an architecturally modern five bedroom house, with a garage and driveway.
The plans, as seen on Grand Designs, were initially refused due to council concerns over visibility when entering and exiting the property from a 30 mile per hour road.
However, it was proposed for a second time after the Welsh Government introduced the 20mph driving legislation.
With a decrease in speeds along the A48, the council agreed that there was no longer a safety concern, and thus approved the revised planning application in December 2023.
