TORFAEN council's regeneration blueprint for Cwmbran town centre spans an area from Llewellyn Road in the south to Caradoc Road in the north, and the Lock Gate Industrial Park in the east to the railway line cutting through the town on the west.
Six options are being looked at, which all include new key development in the north east of the town on land adjacent to Cwmbran Centre for Young People, as well as enhancements to existing areas such as Gwent Square and Llantarnam Grange.
Torfaen director for the environment Andy Fretter told the Argus the £100m would be fronted by private developers.
"We are working with the existing landowners including Prudential, the shopping centre owners, to deliver the project," he said. We are convinced of the viability of the scheme and believe we will attract a developer to make it a reality."
Option One:
Town centre expansion to the north east, close to the current station site, on former industrial land owned by Arvin Meritor and Mint Blue. This would include office provision and leisure/retail uses.
Relocation of bus station to south-east corner of shopping centre.
Relocation of railway station
Enhanced public area at Llantarnam Grange.
Potential development of canalside housing development.
Brookfield School would be retained to the south
Option Two:
Broadly the same, but with redevelopment of Brookfield School site.
Option Three:
Redevelopment of north east for purely office use - possibly relocation of civic facilities after closure of County Hall.
Retention of existing bus station, but relocation of railway station.
Option Four:
Use of north-east area for office/leisure.
Brookfield site used for residential.
Option Five:
Broadly the same as option one, but including new office provision close to western fringes of shopping centre, and the relocation of bus station to north east, close to a relocated railway station.
Option Six:
Broadly as option one, but with residential development on Brookfield School site.
