Leading commercial property developer Robert Hitchins Limited is reporting strong interest at a prime new business location in South east Wales.
The IT and telecommunications sectors are driving interest at Castlegate Business Park, a 17-acre mixed use, multi-occupied business park at Caldicot, which was acquired by Robert Hitchins last September and offers a total of 273,000 sq ft (25,362 sq m) of space for B1, B2 and B8 uses.
There is 30,000 sq ft (2,787 sq m) of space currently available, ideal for call centre use, with a further 15,000 sq ft (1,394 sq m) of office space able to be split into suites. Extensive redevelopment is under way, including new office suites totalling 70,000 sq ft (6,500 sq m), as well as refurbishment of internal areas. Additional facilities planned include a crche, restaurant and fully-equipped fitness suite. A planning application is also shortly to be submitted for an additional 20,000 sq ft (1,858 sq m) of office development.
Up to 500 jobs are likely to be created following the completion of the development, which will become one of the largest employment locations in the county.
The park was previously owned by Mitel, a leading global provider of enterprise and small business communications solutions, which has retained its European headquarters at the park through a lease-back arrangement, confirming the company's long term commitment to this location and, importantly for the region, guaranteeing the future of this major employer locally.
Offering easy access to the M4 and M5, Castlegate is just minutes from the two Severn crossings connecting Bristol with Newport, Cardiff and beyond. The Marriott St. Pierre Hotel and Country Club and Chepstow Racecourse are also nearby, with Aztec West just 15 minutes' drive away.
Other existing occupiers include Zarlink Semiconductors, Breconridge, Newport Networks and Advantage Voice.
Low base rentals and flexible leases are available, and Robert Hitchins will look to offer solutions for smaller local office users later this year.
