Work has begun on Wales 1, a stunning £60m business park scheme at the gateway to South Wales.
The business park, which aims to create some 2,500 new jobs, is strategically located at Junction 23a, of the M4, at Magor - the first motorway stop in South Wales.
Wales 1 will deliver a total of 264,000 sq ft of space in nine, individual, three-story office units.
The first 25,000 sq ft office block has already been sold off plan. The unit is due to be completed by February next year. Serviced offices business Regus has taken some 15,000 sq ft of the total of the first building on a leasehold basis at £14.50/sq ft with 10,000 sq ft remaining.
The business park, which is adjacent to the proposed starting point of the M4 Southern Relief Road, is the first business park in Wales after the new Severn Crossing.
Also included in the master plan is a 120-bed luxury hotel and 100-place private children's day nursery. There will be a total of 1,155 on site parking spaces available for occupiers.
James Davies, of business park developers The Charnwood Group, said: "Wales 1 is an exciting, high-quality business park which is ideally located at the gateway to Wales, midway between Cardiff and Bristol and close to the rejuvenated city of Newport. It will see investment to the tune of £60m and will deliver some 2,500 new jobs to the area by the time it's complete.
"The park has been designed to the highest architectural and environmental standards. The mix of modern and contemporary materials complement the natural environment in which it sits and perfectly match the requirements of owners and occupiers.
"Wales 1 is designed to be a beacon of excellence, a proud standard bearer for the entire country."
Robert Carew-Chaston, of joint marketing agents Hutchings & Thomas, said: "We are already registering strong interest in what is a unique business park both in terms of its unrivalled location and stunning rural setting and also in what it has to offer potential occupiers. The standard of the accommodation is second to none and, matched with the parkland setting and proposed hotel and day nursery facilities, offers a compelling package to occupiers on the first stop east on the M4 corridor in Wales."
